How to apply

Everything you need is on this page. Follow the five steps in order.

Step 1

Tour the home

All applicants must see the inside of the home before we can accept a lease. Book a self-tour and you'll get a code for the lockbox.

Book a time on the self-tour page
Use the code you receive to open the lockbox at the scheduled time
Homes are leased as-is unless the owner agrees to repairs in writing. Verbal promises aren't binding.

Step 2

Check the requirements

Every adult (18+) who will live in the home fills out their own application. Have these ready:

Valid photo ID (driver's license, state ID or passport)
Social Security number. Without one: proof of legal stay (visa) and 3 months' rent paid in advance.
Last 3 months of pay stubs. Self-employed: 3 months of bank statements plus your latest tax return. Retired: last 2 years of tax returns.
Working contact info for your current landlord and employer

Income

Gross monthly income (or assets) of at least 3× the monthly rent.

Credit & history

Satisfactory credit and at least 6 months of lease or mortgage history. We check credit through Experian (VantageScore 3.0).

Can I use a guarantor?

Yes. A guarantor must live in Georgia, be 18 or older, not live in the home, pay a separate application fee and be approved without conditions. The rent can't be more than 28% of the guarantor's gross monthly income, and they need satisfactory credit and 6 months of lease or mortgage history.

What causes an automatic denial?

False information on the application; a felony, or a first-degree misdemeanor adjudicated guilty or with adjudication withheld, in the past 10 years; any sex-related offense or violent crime against a person; or an eviction in the past 3 years. Read the full rental criteria.

How does the credit check work?

We pull your credit through Experian using VantageScore 3.0, a scoring model built by the three national credit bureaus (Experian, TransUnion and Equifax). Scores range from 300 to 850, the same range as FICO.

Step 3

Apply online

Open the listing for the home you toured and tap Apply Now. Answer every question completely and truthfully, and upload your documents.

Application fee: paid per adult applicant when you submit. It's non-refundable, and paying it doesn't guarantee approval.

Applications are processed first come, first served. If something is missing we'll let you know and move to the next application in line, so upload everything at once. Processing usually takes up to 5 business days.

Step 4

Pet profile (everyone)

Every applicant creates a profile at PetScreening, even if you don't have a pet. It's free if you have no pet or have a service or support animal. If you have a pet, PetScreening charges a per-pet fee.

If you're approved with a pet, we'll send you a pet exhibit to sign with your lease.

Step 5

Approval & move-in

We'll contact you as soon as a decision is made. If several applicants qualify, the owner chooses among them. Once approved, you have 2 business days to:

Pay the reservation fee in certified funds. It's non-refundable and becomes your first month's rent once the lease is signed.
Sign the lease. Everyone 18+ signs; other occupants are listed on the lease.

Before you get keys

Security deposit and the first full month's rent, paid in certified funds (money order, cashier's check or bank check). No cash or personal checks.
Any prorated rent is added to your second month.
Keys are released on your lease start date, never earlier.

Your security deposit is held in our broker escrow account, not the owner's personal account.
